Most homeowners building a new home never have their floor plans reviewed by an independent designer. They rely on the builder, the architect, or their own instincts to catch problems — and they discover what was missed after the concrete is poured, the walls are framed, and the changes cost ten times what they would have on paper.

That is what we do. We read plans. We catch problems. We tell you the truth before it gets expensive.

What We Review

Your Floor Plan and Your Electrical Plan. Together.

Most plan reviews look at layout. We look at both — because a room that flows well but has the television on the wrong wall, the switches in the wrong place, and no outlet where your furniture actually goes is still a room that doesn't work.

We review your complete floor plan and electrical plan for:

Traffic flow and circulation problems — the paths people actually walk, not the paths that look good on paper

Door swing conflicts — doors that open into each other, into furniture, or into the middle of a room

Furniture viability — whether the rooms are sized and shaped to actually hold the furniture a normal life requires

Window and door placement — light, views, privacy, and the walls you have left to work with

Electrical plan — outlet locations, switch positioning, ceiling fan placement, lighting layout, and the decisions that are nearly impossible to change once the ceiling is closed

Cabinetry and storage logic — whether the kitchen, laundry, and closets are designed to function or merely to photograph well

Marked-up PDFs of your floor plan and electrical plan with every issue clearly identified and explained

A recorded video walkthrough of our complete findings — narrated, unhurried, and yours to watch as many times as you need

A 30-minute Zoom session to walk through our recommendations together and answer any questions you have before you finalize your plans

Pricing For Plan Reviews

$0.30 per square foot of HVAC-served living area

Square footage is calculated on conditioned living space — the area served by your HVAC system. Not total area under roof, not the garage, not the covered porch. We confirm this number from your submitted plans and include it on your invoice.

To give you a general sense of scale:

2,000 square foot home — $600

3,000 square foot home — $900

4,500 square foot home — $1,350

furniture Layout Add-On — an additional $0.15 per square foot

If you are bringing pieces from your current home into your new one, we will take the dimensions of every item you want to place, scale each piece to your floor plan, and show you exactly what you are working with — room by room — before you move in.

Delivered as a recorded video walkthrough of the complete layout with our recommendations.

Available as a whole-house add-on to the Plan Review only.

2,000 square foot home — an additional $300

3,000 square foot home — an additional $450

4,500 square foot home — an additional $675

How It Works

1. Tell us about your project

Fill out the contact form below and submit your floor plans and electrical plans as PDFs. Let us know whether you would like to add the Furniture Layout service, and tell us where you are in the process.

2. We review your plans and send your invoice

We confirm your HVAC-served square footage from your submitted plans, calculate your fee, and send you a itemized invoice by email. No math required on your end.

3. Pay your invoice via Zelle

Payment details are included on your invoice. Work begins once payment is received.

4. Receive your review

Your marked-up PDFs and recorded video walkthrough will be delivered by email within five business days of payment. Your 30-minute Zoom session will be scheduled at a mutually convenient time.

A Note on Timing

If you are building a new home, the best time for a plan review is before you sign off on your construction documents — ideally while you still have the ability to request changes from your architect or builder without cost penalties. The earlier we look, the more we can help.

That said, we have reviewed plans at every stage of the process. Even if construction has begun, it is worth knowing what you are working with.
