Lots of detail things taken care of today but many more to go. The crew worked till four and then back to Dallas for more materials and millwork.
My HVAC specialist from Dallas also arrived today to evaluate the system. We were aware of some issues pointed out in the home inspection that was performed when my Client bought the home a few months ago. However, we have found rusted drain pans, duct work with disintegrating insulation (gray flex which was discontinued years ago) and an air handler with mold as thick as algae within the unit. It's important to handle these issues even though they are no fun since things don't look any better afterwards. Not many folks will climb up in the attic and sigh over their new ductwork. The problem with this gray flex is that the coating falls apart when exposed to heat for periods of time. The insulation then pulls away leaving an uninsulated duct in the attic. Imagine the heated air being pushed into the house from the duct when the system activates in summer and the cold air in winter. Additionally many of the supply grills are improperly installed. But that, as Grandma says, is Big City Life.
